城区土地定级模型
（1）作用半径计算公式：
1）点状因素：
式中，di为某点状因素、因子影响半径；S为定级区域面积；ni为i类型个体数。
2）线状因素
d=S/2L
式中，d为道路主干道或次干道的影响距离；S为定级区面积；L为干道长度。
（2）作用分值计算公式：
1）直线衰减法：
式中，fi为某因素、因子在某相对距离上对土地的作用分；M为某因素、因子个体中心作用分；r为地块相对距离；di为实际距离；d为其影响半径。
2）指数衰减法：

式中，xmin,xmax分别为最小指标值、最大指标值。
（3）土地定级单元总作用分值：
1）单元内商服繁华度分值计算公式：
式中，Fi为单元繁华影响度分值；F1，F2分别为一、二级商服繁华作用分值。
2）单元道路通达度分值计算公式：
式中，Fi为单元道路通达度分值；fi为单元道路通达作用分；ki为单元道路通达系数。
3）单元总作用分值计算公式：
式中，P为单元总分值；n为定级因素数；Wi为各因素权重；fi为各因素分值。
